How to find a reliable, local basement conversion specialist

A basement conversion has the potential to add a lot of value and space to your home. Once your team excavate your new basement, you can turn it into a bedroom with an ensuite bathroom, a new gym, a living room, or any other living space.

Transform your underground spaces into useable rooms with the help of a skilled cellar conversion specialist in your local area.

What does a cellar conversion involve?

If you already have a basement, then you might be looking to turn it into a liveable space by adding structural supports, damp-proofing, insulation, heating, and a new ventilation system. If your cellar was intended for storage and has low ceilings, your basement conversion team might have to dig down to increase the head height before they can add things like new plumbing and electrics.

Or, you might be thinking about extending your current basement, such as by digging underneath your garden. This is another great way to add more space and additional rooms to an existing basement.

If you don’t currently have a basement, you can also create a new one by carrying out excavation work. As well as the basement, you’ll also need a new staircase.

Whether you want to build a cellar from scratch or want to turn your cramped storage room into a brand new living space, a basement conversion specialist can help.

Factors to consider before hiring a basement conversion specialist

On average, a basement conversion can take anywhere from 12 to 20 weeks to complete. Avoid stress and costly repairs down the line by hiring a skilled specialist to help you upgrade your home. Look out for basement conversion installers that:

  1. Are a skilled company with a strong history of high standard projects
  2. Have all the licenses and insurance needed to protect you and their workers
  3. Have a good range of positive reviews from previous customers vouching for their reliability
  4. Are available to carry out the work in the timeframe you need it by
  5. Are quoting a price and payment option that you are happy with, having compared the quote with other basement conversion companies

A local basement conversion specialist is more likely to respond quickly as they’ll be right around the corner and ready to help.

How much does a basement conversion cost?

If you don’t have space for a rear or side extension, and don’t have a loft to convert, then a basement conversion is a great option to maximise your home’s space. How much you’ll end up spending on your basement conversion depends on a range of factors, including:

  • The size and layout of your basement
  • How many structural changes will be needed, including extra support beams and underpinning
  • Waterproofing and damp proofing costs, as well as the installation of effective drainage systems
  • Whether you want a window well installed, which can help you introduce light into your basement
  • Basement insulation and soundproofing
  • Labour costs, which are affected by where you live in the UK

The average basement conversion costs between £120,000 and £160,000. For a more accurate quote for your specific project, speak to a basement conversion specialist today.

Do I need planning permission for a cellar conversion?

You won’t need to apply for permission for a cellar conversion, as long as:

  • You’re converting an existing residential basement into a living space
  • How you’re using it isn’t significantly different and the basement isn’t a separate unit
  • You don’t alter the external appearance of the property, such as by adding a light well
  • You don’t live in a listed building

Excavating a brand new basement which involves major works is likely to require planning approval.

For more information, contact your local planning authority or visit the Planning Portal website. You can also read our planning permission guide for more information.

Questions to ask before you hire a basement conversion specialist

Whether you’re looking to build a brand new basement or simply want to extend or improve your existing cellar, there are a few questions you should ask before you hire a specialist to excavate your new room:

Do you have public liability insurance and what does this cover?

While it’s not a requirement for them to have it, it’s a good idea for your basement conversion specialists to have public liability insurance to cover you and them against any accidental damage done to your home or personal injuries. Make sure to always ask your tradespeople what insurance they have before you hire them. This will guarantee protection for both parties.

How many years of experience do you have?

Knowing how many years of experience your basement conversion specialist has will allow you to pick a tradesperson who you are confident has enough experience to carry out a high quality job. When you’re finding a tradesperson through Rated People, head over to their profile to check out the pictures on their work gallery and their ratings and reviews.

Do you use subcontractors? If so, are they licensed and insured?

Your basement conversion specialist is likely to employ subcontractors. It’s a good idea to confirm the qualifications and insurance coverage of everyone who will be working on your project, including surveyors, structural engineers and electricians. Anyone working with gas needs to be registered with Gas Safe, and anyone installing electrics (in England and Wales) needs to be Part P certified to be able to self-certify their work. These tradespeople will have valid documentation that you can ask to check.

What is your estimated timeline for completing the project?

Knowing what the estimated timeline for completing the project is will help you set realistic expectations about how long your basement renovation will take to complete.

How much will the job cost?

Asking how much the job will cost will help you budget for your project and will ensure price transparency before you hire. How much you’ll end up spending depends on the scope of your project, and where you live in the UK, so make sure you add plenty of details when you post a job.

Tony and his sons came to us to do a fairly small renovation. By the time we had finished adding things on to their list they were with us for over 2 weeks. They took changes in their stride, with good humour and also suggested ways we could save time and money whilst still achieving the look we wanted. And most importantly they were hard working, trustworthy and clean - tidying and wiping down every night before they left. We were so impressed, we have now asked Tony to build our extension.

Our quote was higher than others as we quoted to coat the stairs three times with a high quality varnish because they were in such a bad way, however the customer did not want to pay for this so we kindly matched the other quote, and this was only to put one coat of mid range varnish on. As with all previously painted low grade pine to achieve a good even finish you need to build on the layers and this customer did not want to pay for this. On finishing this job we had advised the customer that additional coats were needed and offered to do them at a reduced price. The flooring as mentioned by the customer is good and we also matched a lower quote for this.

I'd highly recommend John. He managed our expectations well from the start - turned up on time to quote, delivered a quote the next day as promised, provided references when we asked for them (who backed up that he's a good builder), found a space in his schedule quickly to fit our job in, did it quickly, efficiently and leaving no mess afterwards. And charged us a reasonable amount for the work. Couldn't speak more highly of him, and will definitely ask him to quote on our extension when we progress with the planning.
